A dozen projects began construction in San Luis Potosí during the year

San Luis Potosí is positioned in third place within the Bajío region if we measure it with respect to its industrial inventory, surpassed by Querétaro and Guanajuato. If we focus on industrial constructions, there are currently 205 thousand square meters of buildings, a figure that maintained its strong momentum towards the end of 2023.

During the course of the year, about a dozen projects were started that total 193 thousand square meters, a figure that is distributed evenly by quarter where in each period we saw about 3 new industrial projects start.

If we review the number of projects that started, the speculative modality takes the lead. However, if the analysis considers the surfaces, a single project close to 90 thousand square meters dominates 45% of the areas that are built, so the dominance falls on expansions or custom-made projects.

The speed of the industrial projects that were completed was also maintained throughout the year where half a dozen developers incorporated projects ranging from 4.3 to 68 thousand square meters into the industrial inventories of San Luis Potosí, although half of these projects are above of the 20 thousand square meters. If we review the geographical location of most of these projects, the San Luis Potosí Industrial Zone submarket takes the lead.

The fact stands out that this industrial market with an important automotive vocation within the Bajío culminates with 2% vacancy rates well below its neighboring markets such as Guanajuato with 4% and Querétaro with 3.3%.

Another notable characteristic is that the current availability to locate an industrial warehouse here in the case of constructions in progress allows 5 options with surfaces from 1.5 to 20 thousand square meters. However, if the search is carried out on existing properties, the options triple with warehouses from 800 to 23 thousand square meters.

The challenge this new year for the Bajío markets and especially for the case of San Luis Potosí is to strengthen their capabilities to adapt the current and developing offer to the new specifications brought by various automotive suppliers that focus on electromobility. These projects require meeting immediate demands once a large number of investments from assembly companies that were announced in 2023 are installed. Likewise, the network of suppliers of this highly specialized industry already knows the strengths of the shoal for compliance with specifications and delivery times.
