Vacancy rate in Reynosa exceeds 4.1% at the end of July 2024

Reynosa is an attractive destination for companies seeking to establish themselves in Mexico, thanks to its location as a border city, its optimal infrastructure and a vacancy rate of 4.1%. The latter reflects a wide availability of spaces, being the highest recorded since April 2021.

This vacancy rate was driven by the move outs of several industrial spaces and by the commitment of developers such as Prologis, Parks, Roca Desarrollos, Centinela Property, among others, in the construction of speculative projects and once completed, these projects are incorporated into the immediate industrial offer of the city.

At the end of the second quarter of the year, more than 156 thousand square meters of industrial warehouses are available ready for lease, maintaining healthy vacancy levels for future investments.

The Poniente corridor stands out as the corridor with the largest available space in the market, with Class A industrial warehouses in their entirety, all located in the Villa Florida industrial park.

Likewise, the Airport - Pharr Bridge corridor offers more than 36 thousand square meters of warehouses available in the Rey Pharr East and Colonial industrial parks, both known for their optimal infrastructure. In the case of the South submarket, the Stiva industrial park has recently increased its availability with the vacancy of a warehouse.

The Reynosa market is expected to generate positive levels of demand, thanks to the various industrial properties currently available and those that are under construction and will be delivered throughout the year. This will encourage companies to have a varied offer to establish their operations.
