Logistics sector, key piece of industrial development in Querétaro

Querétaro has been making significant progress in recovering industrial net demand if we compare the results of the first half of 2023 with respect to the same period in 2022.

The accumulated net demand for the first six months of the year exceeds 230 thousand meters, which includes the spaces that were vacated in this period. and exceeds what was recorded in the first half of 2022 by more than three times.

The Mexico-Querétaro submarket manages to accumulate 45% of the demand in the first half of 2023, followed by the Airport and Querétaro-San Luis Potosí submarkets with 31% and 24%r, respectively.

It should be noted that more than 90% of the number of operations in the semester correspond to areas less than 10 thousand square meters, where a tendency to increase the participation of speculative demand in this format of areas is observed.

However, of the half-dozen operations ranging in size from 10 to 20 thousand square meters, almost all of these closures belong to custom-built or BTS projects.

The logistics industry has been a key part of the development of Querétaro where it manages to participate in 9% of the Gross Domestic Product, according to the Secretary of Sustainable Development in the entity at the beginning of June. In this same sense, the largest number of industrial warehouse transactions that are registered on the Solili platform in the first six months of 2023 belong to companies in the logistics sector.

The reconfiguration in supply chains is still present and new formats are emerging every time, from transit and distribution warehouses to supply and consolidation warehouses.

State authorities focus their efforts on supporting logistical security by implementing actions that improve traffic conditions in the entity; as is the case of the reengineering of Paseo 5 de Febrero Avenue, the most important in Querétaro.

Factors such as its location in the central region of the country, the diversification of its economy and the availability of qualified labor have favored the growth of industrial parks, which will continue to strengthen the competitiveness of Querétaro as a center of industrial development in the Mexican Bajío.
