Speculative constructions are reactivated in the San Luis Potosí Industrial Zone submarket

After the first three quarters of 2023, San Luis Potosí accumulates 136 thousand square meters of gross industrial demand. During the third quarter of the year alone, 80% of this demand was concentrated on the San Luis Potosí-Villa Arriaga corridor.

In recent years, San Luis Potosí has been receiving investments not only from the automotive sector but also from the logistics sector, which has managed to obtain a third of the industrial warehouse areas in demand so far in 2023. Manufacturing has also been strengthened in the entity and achieves a participation that exceeds 25% of the Gross Domestic Product.

Capital from companies such as the United States, Germany and Spain have historically been the ones that have most energized investments in the entity. However, during the 2022 period, investments from Canada, Hong Kong and the Netherlands also took part.

In this scenario, the demand has been occupying the warehouses on offer, which leads to registering a vacancy of 1.8% at the end of September 2023. As a reference, a year ago the demand was around 5.1%, being one of the highest values at Nacional level.

If we consult the Solili platform and analyze the constructions that are in progress, we find that 90% of the surfaces are speculative and this has contributed to the downward adjustment of vacancy in this market.

Currently, the largest warehouse being built in this market reached 50 thousand square meters, custom-built for a high-precision machining company located on the San Luis Potosí-Villa de Arriaga corridor. Meanwhile, the speculative warehouses that are built range from 10 to 22 thousand square meters.

The San Luis Potosí Industrial Zone corridor, which has 54% of the inventory in this market, manages to attract 72% of the speculative properties that are in the process of construction and is there where vacancy reaches 0.8%, which represents a much lower level than the market average.

A large part of these constructions are scheduled to be completed by the last quarter of the year and the rest are planned to be completed in the first quarter of 2024, so a similar number of projects are expected to begin in the hands of the various developers that compete here.
