Speculative industrial construction activates in Ciudad Juárez

Ciudad Juárez at the end of 2Q 2021 reflected a gross demand of 113 thousand square meters and completed in construction a little more than 100 thousand square meters that were added to the inventory of this border city.

At the end of the first quarter of the year, of the total of the buildings in process that added 250 thousand square meters, about a third were speculative projects, whose sizes ranged from 4.6 thousand to 18.6 thousand square meters. During this quarter, 3 BTS projects concentrated 41.7% of what was built in the city.

In the second quarter of the year, the speculative bet increased by 20% with respect to the speculative projects that were built in the 1Q of 2020, expanding the size base from 9.6 thousand to 17.8 thousand square meters.

Similarly, it is observed that the average size of speculative spaces increased and 64% of them are located in sizes between 10,000 and 20,000 square meters.

If we analyze the projects that began construction during the second quarter of the year, they exceed 75 thousand square meters of Class A warehouses and are led by Vesta and Intermex. In the case of these new buildings, the BTS areas and those of speculative projects are divided equally.

Already in July 2020 the company Bombardier Recreational Products (BRP) announced its investment in this important market for 136 million US dollars for a BTS of 32 thousand square meters, this being one of the first investments of Canada in Mexico, within the framework entry into force of the T-Mec.

This highly diversified market in both areas and developers shows relatively stable rental prices with an average of $ 4.5 per square meter per month.

The projections for this border market suggest that demand will continue to remain in the first place at the national level, since it occupies the fourth position so far this year.

Along with private investment, the state government highlighted at the beginning of 2021 the state investment of 6 thousand 780 million pesos, applied to improve the quality of life with seven infrastructure megaprojects, as part of the 2019-2021 Investment Plan.

The works included a multimodal corridor, a second trunk transportation route and expansion of the first, storm drainage, park rehabilitation, new health, safety and educational infrastructure, as well as innovation centers to attract investment.
