Saltillo breaks historical record with 555 thousand m² of industrial construction

In Saltillo, the construction of industrial warehouses is advancing strongly and at the end of August 2023 the amount exceeds 555 thousand square meters, where the Ramos Arizpe corridor leads with 82% of the warehouses under construction.

This construction activity is a product of the gross demand that falls on this important market in the north of the country, which with figures at the end of the second quarter of 2023 maintains fifth position nationally, below Monterrey, Ciudad de México, Guanajuato y Tijuana.

If we analyze the details of the industrial buildings that are built, 67% correspond to custom-made or BTS projects in a market largely dominated by automotive manufacturing, where firms such as Mahle, HL Mando, Estampados Magna and Borgwagner stand out. Other sectors such as household appliances also participate to occupy spaces that are built once the industrial work is completed.

In mid-August 2023, the Coahuila entity had 51 investment projects for an estimated amount of 2,457 million dollars, in which European, Asian and North American companies participated. 

The availability of qualified labor together with the rule of law and political, labor and economic stability strengthen Coahuila in the selection of a site to settle within Mexican territory.

These announcements have strengthened the confidence of developers who advance their bets by building new industrial warehouses that, although they start under the format of speculative projects, their closure is often negotiated at the beginning of construction under pre-leasing modality.

Let us remember that Saltillo is located relatively close to the Santa Catarina submarket in Monterrey where the work on permits and preliminary projects is progressing for the beginning of construction, which would be scheduled before the end of the year. 

This proximity mainly favors the Ramos Arizpe submarket, which has a large part of the required industrial infrastructure and the availability of land with an industrial vocation.

Half of the number of projects currently advancing in construction corresponds to typologies of 10 to 20 thousand square meters, the same percentage that accounts for the total of these surfaces. Likewise, the largest project under construction, which exceeds 35 thousand square meters, is located on the Ramos Arizpe submarket and corresponds to a custom-made project for a German automotive firm.

Already towards the end of the third quarter of the year, the Saltillo market has seen the start of 69 thousand square meters of new projects, a figure very similar to that registered in the same period of 2022, which is why the momentum for the start of projects has been maintained. new buildings.
