If a market has taken off strongly in terms of the advancement of industrial buildings, it has been Saltillo. The reasons are partly linked to its proximity to Monterrey and partly to the institutional development that this market in the north of the country has achieved in the last four years.
Monterrey occupies the first national position for industrial constructions that exceed one and a half million square meters, followed by Saltillo, the second market at the national level, where more than 512 thousand square meters of industrial buildings are advancing.

Although Saltillo has an industrial inventory that is one third of that registered by Monterrey, both markets have managed to achieve similar percentage increases in their inventories in the last three years, of 19% and 21% respectively.
When analyzing the performance of Saltillo during January 2023, with updated figures from the Solili platform, the gross industrial demand exceeded 72,000 square meters. The past month leaves projects completed for 19,000 square meters of new industrial buildings that began to feed the industrial inventory.
Saltillo went through a very active month where new projects were launched that almost reached 60,000 square meters, following the path set by its neighboring market Monterrey, which leads the way in this indicator with more than 162,000 square meters of new industrial buildings.

About 90% of what is currently being built in Saltillo corresponds to custom-made projects or BTS where large dimensions ranging from 8 to 80 thousand square meters prevail. This last project corresponds to an air conditioning equipment manufacturing company located on the Ramos Arizpe submarket.
In the last quarters of 2021 and much of 2022, the construction of speculative works progressed with greater presence and whose impact was evident between June and September 2022, where the decrease in vacancy was temporarily reversed. At the end of January, Saltillo's vacancy was 2.1% while the average price of industrial rent had grown by more than 17% in the last year.
The strong commitment of builders to custom projects is due to the presence of the automotive sector, which achieves significant penetration, mainly in the installation of production processes associated with electromobility.
