Bajío region shows signs of recovery in industrial demand

The demand for industrial spaces in this region made up of Querétaro, Guanajuato, San Luis Potosí and Aguascalientes, as monitored by Solili, totals 436 thousand square meters in the second quarter of 2021.

This figure is 3.5 times higher than that registered in the first quarter of the year, stating that the Bajío has been able to take advantage of the window of opportunities that T-Mec opened to Mexico.

The first place is occupied by Guanajuato with a demand that registered almost 155 thousand m2 at the end of 2Q 2021 driven by 22 operations where the presence of expansions of manufacturing companies in the automotive industry predominates. Guanajuato exceeded the demand of the previous quarter by 3.7 times.

Companies such as Nedec, Fraenkische, Multitech Industries, among others, sought to expand their operations in this important area of the Bajío. Most of the companies demanding space were located in the San Miguel de Allende-San José Iturbide and Silao-León submarkets.

The second position of gross demand in Bajío is occupied by Querétaro with just over 120 thousand square meters divided into 14 operations, driven by the development of tailor-made projects (BTS). Demand was concentrated in the technological and manufacturing sector, located 86% on the Airport corridor.

Another important indicator in this market is that net demand was located in positive territory, with just over 20 thousand square meters, which meant an increase and a recovery of three consecutive quarters with a negative trend, showing signs of improvement after the uncertainty that it generated. the arrival of the coronavirus and the growth brake that was observed before the pandemic.

San Luis Potosí ranks third in the Bajío with a gross demand of 100,000 square meters at the end of the second quarter of the year divided into 10 transactions driven by the construction of custom industrial warehouses.

The automotive industry once again dominates demand. During the second quarter in San Luis Potosí there were also several vacations of speculative spaces, mainly on the San Luis Potosí-Villa de Arriaga corridor.

We ended with Aguascalientes where 3 important investments were arranged for new constructions, which belong to the BTS modality: FANUC, Xinquan México Automotive Trim and Autoliv. Gross demand registered 58,640 square meters, a figure 3.8 times higher than that registered in 1Q 2021.

FANUC Japanese company closed an investment of 8 million dollars for its new plant, on a land of 60 thousand square meters.

The Chinese company Xinquan México Automotive Trim, made an investment of 40 million dollars in its new plant of 13,640 square meters of construction.

Autoliv, a global leader in the production of steering wheels for automobiles, will invest 35 million dollars in an area of 30 thousand square meters, located in the southern submarket of the state.

El Bajío is increasingly positioned as an attractive investment destination, not only for business automotive, but also other important sectors such as aeronautics, technology, agro-industrial and health.

Capitals from countries such as the United States, Japan, Sweden, China, Germany, among others, have found in this state a safe and profitable place to concentrate their operations, thanks mainly to its strategic location, accessibility and qualified workforce.
