Saltillo closes the first quarter of 2023 with more than 91,000 square meters of gross absorption, a figure that represents a significantly higher amount than that reported in the first quarter of 2022.
The impact of the relocation of production processes has been strongly felt in the northern entities of the country, where Monterrey once again occupies the first position in terms of gross industrial demand, accumulating close to a quarter of the national total.
The synergies that develop between the proximity of Monterrey and Saltillo have been key to increasing demand in both entities. The continuous downward adjustment trend that Monterrey shows since mid-2021 has been capitalized on by Saltillo and mainly by Ramos Arizpe.

It is Ramos Arizpe who managed to concentrate almost all the leased spaces between January and March of this year, while the vacancy rate in Monterrey reached its historical minimum with 0.8% at the end of March 2023.
While the Ramos Arizpe corridor is located further east of Saltillo, its connection leads it to be closer to the Santa Catarina corridor, which would be the one located furthest to the west in Monterrey. The distance that separates them is 47 kilometers towards the future plant recently announced by the American automaker Tesla, which will generate important urban changes in the region.
Let us remember that Saltillo during 2022 occupied the third position of gross national demand with 672 thousand square meters. Ramos Arizpe concentrated 84% of the annual demand with sizes that ranged between one thousand and 80 thousand square meters.

This constant demand causes prices to rise from mid-2022, which affects the increase of more than 21% in the rental prices of the last year in Saltillo. However, the increase in rents is higher in Monterrey, reaching more than 30% in the last year.
Saltillo is expected to continue with strong construction activity, estimating that it will again exceed half a million square meters in the next quarters of 2023.
