Markets close to the country's capital, such as Querétaro, become potential options for firms seeking to expand their corporate areas outside of Mexico City. Puebla, Guadalajara y Monterrey also have ample potential.
The Covid-19 pandemic generated the need for companies, with administrative headquarters in the capital, to choose to decentralize their office areas to areas with greater average space per worker, explained the director of Market Research at the firm Solili — real estate platform — Paul Lopez.
“Many companies are seeing the opportunity, not only to move but to change some work areas or expand to less congested centers, they are thinking of alternative cities to Mexico City, as is the case of Puebla, Querétaro or even going to markets consolidated as Guadalajara or Monterrey, there is also the issue of governance of its policy of decentralizing some activities and we see that Querétaro could be an option”, specified the specialist.

The decision is linked to the restrictions that have been taken after the health emergency generated by the pandemic, without this implying leaving Mexico City.
This phenomenon is a growing trend taken by companies located in the country's capital, since before the pandemic, on average, a space of ten square meters was dedicated to each worker, a space that could increase after the contingency. This decision corresponds to a greater extent to companies dedicated to the provision of services.
“It is a trend that is taking place in Mexico City, where we have the case of companies that have a certain number of meters already rented for a volume of employees, however, given these conditions, it is the part that we are waiting for, it is the issue of the incorporation of the workforce, we believe that there will be a hybrid system that will coexist with the issue of central offices that are currently rented, coworking and staggered dates for some jobs, "he said.

After the contraction that the Queretaro real estate market presented, within the framework of the pandemic, the specialist predicts that it will be between the second and third quarters of 2021 when the entity will return to more optimistic levels.
As of the fourth quarter of 2020, the state reports an availability of 83 thousand square meters of offices, a number that increased 38.3% compared to the 60 thousand square meters reported in the same period of 2019, before the effects of the pandemic.
It also registered a demand for only 1,259 square meters in the office market, that is, it represents 80% of the rental area than in the pre-pandemic period.
