Sometimes, job or economic opportunities lead us to look for new places to live, either to be closer to work, services or amenities, moves are common in our day to day.

Currently, buying a home is often complicated, so renting a property seems to be the best option.

In contrast, it is not as straightforward as it sounds. Whether we rent alone, as a couple, with our family or roommates, the conditions to rent an apartment change with each landlord or realtor. Here are some aspects to consider so that you can make the most assertive decision if you want to rent.

Are you a professional or do you study? Is your income stable or intermittent? Will you live with someone else? No matter how comfortable and clean some apartments look, you should consider that your rent should only cover between 25 and 30% of your salary.

Precisely this cap is due to additional services or expenses that in most cases are not included (electricity, gas, water, internet, streaming). In addition, you must allocate another part for your food, pantry, among other activities.

The property may look perfect, but it may be chaotic to get there. To make sure it is convenient for you, you can ask yourself if there is transportation nearby, if it is safe, if the area you are in has light at night, or if the drainage is working properly.

The owner or real estate advisor will evaluate you to see if you are the correct tenant and in parallel you will do the same with him, so you will have to investigate if they allow parties, if they accept pets, who is your neighbor, how is security and what services are included in the rent, if there will be a deposit or guarantee payment, among many others that you must clarify.

Before signing the contract, ask from the beginning about the requirements or papers that must be delivered to start the rental procedure. Maybe you had everything in order, but you did not know that you needed an endorsement, so the opportunity disappeared.

When it comes time to sign, you must make sure that both you and the landlord are under the same terms and therefore you must read each of the clauses carefully before signing.
