Rental price of industrial warehouses in Mexico City continues to increase

Mexico City continues to consolidate itself as one of the industrial markets with the highest demand nationwide. For the month of April, the capital's industrial market registered 42 thousand square meters of lease. 

In response to high demand, industrial developers have increased the price of warehouses available for rent.

At the end of April, the rental price in the capital reached its highest level since its record of $8.49 USD per square meter, placing it as the highest national average price above markets such as Tecate, Tijuana and Monterrey, industrial markets. with high demand thanks to the proximity to the United States. 

Although a company seeks to establish itself in the Metropolitan Area of CDMX, it will find the highest rental price in the Vallejo corridor, exceeding $11.00 USD per square meter, since Vallejo occupies a strategic geographical location and is easily accessible.

In the case of the CTT (Cuautitlán, Tultitlán and Tepotzotlán), a stable price remains above $8.00 USD per square meter.

Toluca, Huehuetoca and Ixtapaluca occupy the lowest prices in the market below $6.00 USD per square meter. 

The strong demand and scarcity of industrial land has caused developers to experience the phenomenon of Pre-leasing, which reflects the rise in prices and the importance of companies in the search for industrial spaces, a phenomenon that is expected to continue for the rest. of the year.
