Mérida: a destination with a corporate offer that attracts international investors

Merida has been an important national destination that manages to unite in the same locality a cultural, residential and tourist offer that has managed to capture the attention of international investors.

As a result of the pandemic and with the important changes that have occurred in the labor market, the entity and the policies of opening the border in Mexico were elements in favor for many foreigners to evaluate acquiring or renting a property.

The Yucatan peninsula managed to unify in a single offer the elements that united work and vacations, in what was called workation, where a good internet connection was a priority, together with the access facilities with multiple connection flights, from Cancun, destination international beach widely known in the world.

Another relevant factor in the decision is seasoned with attractions such as the extensive gastronomic offer of the peninsula and the many tourist places that could be visited from there in less than 2 hours.

From Chichen Itza, passing through multiple cenotes, or the Laguna Rosada de Yucatán together with the experience of a friendly and balanced city like Mérida were elements that played in favor of settling in this town.

The possibility of making a home office from anywhere empowered Mérida along with other destinations such as Baja California or Oaxaca, among the most desirable in Mexico.

For this reason, Mérida managed to increase its corporate inventory by more than 23%, from January to November 2021 where it registered 139 thousand square meters, with corporate projects where 35 thousand square meters are under construction.

Investments in real estate engage the residential, corporate and industrial sectors creating interesting concepts of mixed uses and boutique buildings that generate a differentiating offer in this capital, mainly on the Cabo Norte and Montejo corridors.

The Urban Competitiveness Index 2021 issued by the Mexican Institute of Competitiveness (IMCO) places Mérida in fifth place in the ranking of the most competitive cities in the category of more than one million inhabitants.

This indicator weights 10 elements: Innovation, Law, Environment, Society, Political System, Governments, Market Factors, Economy, Precursors and International Resources, where 69 Mexican cities compete with each other.

There are a wide range of projects that will change the profile of the city, starting with the iconic The Sky with its 36 levels whose net profitable area is 18 thousand square meters, with just over 11 thousand square meters still available, in type 1 floors. 1,200 square meters, which is expected to end in 2024.

Aqua Avenue, Centralia Mérida and Sodzil are aimed at a smaller concept but with all the components of comfort and exclusivity that offer multiple amenities in these modern corporate buildings with immediate proximity to residential centers.

All these conditions reinforce the competitiveness of the entity, which are reinforced with events as the United States Government did in December 2020 when the construction works of the new facilities of the consular headquarters of the United States of America began in the Yucatecan capital.
