Of the industrial markets of the Bajio, Aguascalientes has been the most affected by the pandemic, mainly due to its marked manufacturing vocation that revolves significantly around the automotive sector.
Throughout 2021, it maintained a low rate of investment when compared to other markets in the area with just over 73 thousand square meters of gross absorption, concentrated entirely in automotive companies.
In April 2021 Fanuc Mexico, a global leader in industrial automation, announced that they would occupy a 60 thousand square meter plot of land to build their new facilities in the entity,
In May 2021, the company Xinquan México Automotive Trim announced the construction of a plant in the San Francisco IV industrial park, in Aguascalientes, with an investment of 40 million dollars.

In June Autoliv announced an investment of 35 million dollars to install its new industrial plant in Aguascalientes, to design and manufacture steering wheels with the latest automobile trends. The development would be in charge of Finsa, which will build an industrial space of 30 thousand square meters, estimating its settlement by the end of the year.
Also notable throughout the year was the zero unemployment, this being an important indicator that affects the positive net absorptions during the last half of the year.
If we analyze the current situation at the beginning of the year, the entity still has 53 thousand square meters available, of which 62% is concentrated in three class A spaces offered by the institutional developers Vesta and Finsa with spaces that are around 10 thousand square meters.
Finsa also has a project at the door that it estimates to start during the first months of 2022, it is a speculative building of 16 thousand 500 square meters that will be located on the Finsa Aguascalientes Park.
For its part, Vesta hopes to occupy the speculative spaces in Vesta Park Aguascalientes to expand the offer and start construction in this same park.

These developers also have land for the "Built to suit" projects that are very frequently used in the Bajio, since the companies that arrive to establish themselves belong to a specialized segment and require ships specifically adapted to their needs.
It is expected that in 2022 the entity will remain a pole of attraction for manufacturing investments and especially in the automotive industry due to the combination of its competitive advantages and the close relationship that develops between the government and the companies that seek to advance towards the formation of a state with innovative and socially responsible industries.
These investments are mainly focused on manufacturing companies, thus generating the insertion in industries mainly dedicated to the development of technology, of countries such as Germany, Japan, Belgium, France and the United States, which have relied on the labor force and the conditions of Aguascalientes.
