By the end of November 2021, the corporate market of León manages to reach an inventory of 168 thousand square meters that is developed on three corridors, the main one being the Campestre-Country submarket, located towards the northwest of the city and concentrating just over 56% of the Inventory.

The corporations that mainly serve Guanajuato are located in this market and its configuration places the entity in the center of a polygon, equidistant from Guadalajara, Aguascalientes, San Luis Potosí and Querétaro.

The main industrial activity in the Bajío area is led by Querétaro and Guanajuato, which have had a significant boost in accumulated demand from January to November 2021, registering 325 and 292 thousand square meters respectively.

Specifically, Guanajuato has established itself as one of the most dynamic economic entities in the country. The automotive sector has been at the forefront of the manufacturing activity that takes place there and this dynamism has a direct impact on the corporate market of León.

Despite the fact that corporate demand in the entity was minimal during the first two quarters of the year, at the end of the third quarter there was a gross absorption of just over 7 thousand square meters, while 40 thousand square meters of new buildings are progressing in construction.

Among these new buildings, City Center León and Haus León stand out with 14 thousand and 11 thousand square meters of net profitable area, respectively. With standard floors of more than a thousand square meters and more than 10 levels in height, these Class A buildings would represent two of the most modern buildings in the city.

HDI Seguros also bet on León and there it recently inaugurated its headquarters, on a plot of 42 thousand 687 square meters where its modern building of 23 thousand 385 square meters is located, with an estimated investment of 22 million 500 thousand dollars.

The building is EDGE certified and its horizontal format is designed for efficient water and electricity management with a view to making its contribution to reducing CO2.

Other initiatives such as the inauguration of the Leon fair facilities carried out during the first quarter of the year, as well as the Hannover Fairs Mexico held at the beginning of October 2021, make Guanajuato the center of the Mentefactura due to the large number of projects that focus on technological development and the promotion of intelligence in young people with Industry 4.0.

All this dynamism that is reflected today in this important Bajío city will be a potential trigger for corporate activity in León, which is increasingly emerging as an emerging city, with competitive rental prices.
