In January 2025, Reynosa registered an industrial demand of just 7 thousand square meters, derived from a single transaction in the Aeropuerto-Puente Pharr submarket. Although this figure exceeds that registered in January 2024, it continues to reflect a low level of industrial leasing.
Given the drop in industrial demand in Reynosa, the vacancy rate has been increasing due to the delivery of projects under construction added to the vacancy of industrial spaces. Currently, vacancy is at 5.5%, which is equivalent to more than 215 thousand square meters available, thus reaching the highest historical level in the border market.
The opposite of vacancy, which has been increasing, is industrial construction in Reynosa, which has decreased significantly. In January 2024, more than 182 thousand square meters were under construction, while currently only 18 thousand square meters are under development, which represents a 90% reduction.
The decrease in construction in the market is a consequence of a varied supply of industrial spaces, since developers have enough vacancy, ready to be occupied. This has generated a slowdown in investment for new industrial projects.
