Industrial construction picks up in Ciudad Juárez and Chihuahua

The transformation and opening of the industrial economy of the state of Chihuahua is reflected in the growth of the two most prominent industrial markets such as Ciudad Juárez and the capital Chihuahua. While Ciudad Juárez exceeds 305 thousand square meters of gross industrial demand, Chihuahua accumulated 95 thousand square meters, during the period from January to August 2023.

Although the speed with which the announced investments have been executed has been more cautious, the difference compared to the same period in 2022 is below the 20% amount that could be equaled by the end of 2023.

If we monitor the reaction of construction activity, Ciudad Juárez exceeds expectations and incorporates 107 thousand square meters of new industrial buildings during the month of August 2023, taking the total amount under construction to its historical maximum above 870 thousand square meters. This push places Ciudad Juárez in second position nationally after Monterrey, which surpasses it by 2.2 times.

Almost all of the projects that are built correspond to the speculative modality, leaving a single custom-made project option that is located on the South corridor and whose surface reaches 70 thousand square meters.

In the case of Chihuahua, a similar impulse occurs and the amount of work under construction reaches 132 thousand square meters in August, with work having started during the month of August around 70 thousand square meters. In Chihuahua, the projects under development are concentrated on the Oriente lamb and correspond entirely to Class A ships, where 60% are custom-made projects and the rest under speculative format, as reported by the Solili platform at the end of Q2 2023.

These results arise from the joint work of investors and the local government. In recent statements from the Secretariat of Innovation and Economic Development of Chihuahua, they highlighted the deployment of strategies and initiatives that have been carried out to ensure the leading role of the entity in industrial development.

The proximity to Texas and the connectivity with the development poles of Monterrey and the Bajío markets generate opportunities to strengthen its investment profile towards key areas of industries such as aerospace, automotive, logistics and semiconductors, among others.

According to the authorities of the entity, Chihuahua has more than half a hundred industrial parks, which will be joined by three new ones currently under construction. Likewise, the entity has 1,500 hectares of industrial reserves that can boost future growth potential to establish new industrial operations.

Let us remember that Chihuahua remains the leader in manufacturing and exports in Mexico, according to official figures from Inegi and the Economic and Social Information Center (CIES) at the end of the first quarter of 2023.

The connectivity conditions through its efficient logistics network that makes up 6 border crossings and the extensive road, rail and air network with the United States, will be key to attracting potential demand in the coming quarters.
