During 4Q2021, housing prices nationwide in Mexico increased by 8.5%, compared to the same period in 2020, according to the Federal Mortgage Society (SHF) in its "Housing Price Index".
The accumulated annual increase in 2021 was 7.9%. The new units presented a variation of 7.6%, while the used ones increased 8.1% in 2021.
“In this period, a proportion of used homes of 60.9% and 39.1% of new ones was observed.”

The SHF indicated that the price of single houses grew 7.9%, while condominium houses and apartments increased 7.8 percent.
For its part, the costs of economic-social housing, SHF observed an appreciation of 8.6% and in the average-residential increased 7.5% last year.
Likewise, the Federal Mortgage Society reported that the average price of average homes with mortgage credit in Mexico was $1,372,101.00 pesos.
SHF reported that 75% of the operations were carried out for a price equal to or less than $1,540,112.00 pesos, 50% at $796,100.00 pesos, and 25% at $539,475.00 pesos.
According to the Housing Price Index in the country, most of the metropolitan areas had an increase, the highest was Tijuana with 10.5% derived from the increase in new units and the lowest was the Valley of Mexico with 4.7%, guided by the increase in the costs of homes with two bedrooms.

Guadalajara and Puebla-Tlaxcala registered a 9% increase, the first justified by the prices of condominium houses or apartments and the second by the growth in the price of middle-class residential homes.
Monterrey increased by 8.5%, Querétaro by 7.4% and León by 7%. This last increase is attributed to the value of units with two bathrooms. Finally, the 6.7% increase in the price of housing in Toluca during 2021 is due to the growth in the prices of social class housing.
