Garza Ponce Desarrollos announced the start of the North Pocket Park, with an extension of 27 hectares, of which 140,000 square meters are rentable area in nine inventory warehouses, in addition there is space to build 'built to suit' type projects, or construction tailored, commented José María Garza Silva, director of Development at GP.

The investment in the park amounts to approximately 250 million dollars, including land, infrastructure, warehouses and tenant equipment, this during an investment period of around five years.

The commercial director of GP Desarrollos, Martín Caro, explained that in the metropolitan area they already have three Pocket Parks, one very close to the Monterrey International Airport, the second in García, which they hope to open at the end of this year, and the one in Ciénega de Flores, however, they expect to have five locations to cover the five industrial zones of the metropolitan area.

“There is a rentable area of 80,000 square meters without considering the Build to suit areas or custom construction, however, the park is very flexible,” he commented.

He stressed that one of the advantages of this park is that it is surrounded by houses where 150,000 people live at a distance of 15 minutes, so employment will be generated near where the population lives.

GP Desarrollos estimated that the companies that settle in the park could generate 5,000 direct jobs and 10,000 indirect jobs, which will boost economic development in Ciénega de Flores.

The developer makes a strong commitment to small industrial parks, located within the urban sprawl, to reduce operating costs. Pocket Park Norte is located right on the free highway to Nuevo Laredo, which provides a competitive advantage to companies seeking quick access to export their products to the United States.
