Fibra Nova manages to reach more than one thousand million pesos in annualized rents in 4Q2021

The Real Estate Investment Trust, Fibra Nova, Real Estate Division of the Bafar Group, reported that, for the first time since its inception in 2017, they reached more than one billion pesos in annualized rents with long-term lease contracts for spaces in parks industrial, commercial and educational.

He explained that the portfolio is geographically diversified, concentrated at 60.7% in the state of  Chihuahua, followed by Michoacán with 8.6%, Querétaro 7.3%, Sonora with 8.2%, Tamaulipas 6.5% and Jalisco 4%.

Fibra Nova maintains a diversification of income in highly dynamic economic sectors, which was distributed in 57.0% in the industrial sector; 16.7% agroindustrial, 9.9% educational; engineering centers 8.3%; trade 3.8% and 4.3% to the logistics sector.

He noted that the fourth quarter of 2021 was one of sustained growth, and for the first time they reached more than one billion pesos in annualized rents with long-term lease contracts, achieving an important milestone for Fibra Nova.

He also highlighted that total income reached 231.6 million pesos with an increase of 62.3% compared to the previous year.

The CEO indicated that just over four years after going public, this growth represents practically tripling the value of the company while maintaining the parameters of profitability and cash flow generation that have characterized the firm.

He pointed out that the performance shown during 2021 made it possible to reaffirm that the business model is sustainable and that it has also successfully overcome the ravages that the Covid 19 pandemic has left almost two years later, but that the fundamentals of the way of operating have allowed them to continue growing at double digits, and continue investing in strategic assets.

He recalled that in the fourth quarter of last year they announced the acquisition of a 32-hectare plot of land in Ciudad Juárez, in which they will develop a new industrial park, which has all the electrical infrastructure and services already developed.

A few days ago they announced a new binding agreement for the acquisition of 7 hectares that will allow the expansion of the Bafar Technological Park in Chihuahua, adding a total of 21 available hectares.

Finally, he indicated that, during this quarter, we managed to extend the contract with Legget & Platt for 5 years, including the expansion of the leased property, and recently in January we signed a new contract with BWI for the lease of a second industrial warehouse, which is a clear indicator of our tenants' trust in Fibra Nova.
