Fibra Nova, a diversified real estate investment trust, maintains projects in the cities of Chihuahua and Ciudad Juárez, which could add a total of 53 thousand square meters to its property portfolio.

This will generate a total investment of 67 million dollars and a potential income of 7.4 million dollars, with an average cap rate of 11%, the fiber's management previously said.

The company highlights that the duration of these projects averaged around 10 years, with leasing conditions under the triple net structure, foreign corporate support and dollar denominations.

Fibra Nova observes that despite the current complexities, the market is in a recovery process, the company considers that the year 2024 is emerging as a promising one with the possibility of renovating an additional 20,000 square meters in its portfolio.

With this perspective, Fibra Nova estimates to close a year with growth above 22%, with an EBITDA margin above 90% and an investment in properties above 22.8 billion pesos.
