Due to the strong industrial dynamism in the Monterrey market, and despite the offer of class A industrial infrastructure, companies interested in establishing themselves in the region are leaning towards custom-made buildings.

In August 2024, the Monterrey industrial market positioned itself as the national leader in industrial demand, registering more than 300 thousand square meters. This figure is driven by Volvo's investment in Ciénega de Flores, with a project of 187 thousand square meters.

Between July and August 2024, approximately 73% of the leased space has been allocated to custom-made projects (BTS), which highlights the continued interest of companies in expanding or establishing their operations in the northern region.

The Ciénega de Flores submarket stands out as an attractive destination for investments in tailor-made projects. So far in the third quarter, significant investments totaling more than 250 thousand square meters have been registered.

With a vacancy rate of 2.1% and the constant commitment of institutional developers to start speculative projects, the industrial offer in Monterrey continues to increase, with a variety of infrastructure and sizes. A continuous, positive and growing outlook is anticipated, both in tailor-made investments and in the leasing of speculative spaces.
