The Bajío region with Querétaro and Guanajuato at the forefront of the integration and strengthening of local supply chains in various industries such as automotive, aeronautics, medical and electronic equipment, have had a hard work so far in 2021 .
From January to November 2021, the four Bajío markets monitored by Solili manage to accumulate 16% of the demand for industrial space nationwide.
On the other hand, if we analyze Foreign Direct Investment (FDI) during the first three quarters of 2021, at the national level, of the figure of 24,381.7 million dollars, 45% corresponds to the manufacturing sector.
Guanajuato, Querétaro, San Luis Potosí y Aguascalientes managed to capture 13.25% of total national FDI, Guanajuato being the most dynamic entity with a thousand 639.3 million dollars in investment during the months of January to September 2021.
During the second half of 2021 we saw companies such as the Austrian ZKW investing 102 million dollars in the expansion of a third phase of its plant installed in Guanajuato Puerto Interior, in Silao; while the Japanese Denso announced in April 2021 the laying of the first stone of its third expansion with an estimated investment of 9.8 million dollars.

This last company was already located in the entity since 2014 and had inaugurated another plant in Irapuato in April 2021.
For its part in Querétaro in 2021 Bombardier Recreational Products (BRP) invests in the expansion of its plant, located in the Querétaro Industrial Park where they manufacture motors and sports vehicles that are distributed worldwide.
At the same time, ZF announced an investment of 1,279 million pesos to expand its plant located in the Bernardo Quintana Industrial Park, offering comprehensive product and software solutions for established vehicle manufacturers and suppliers.
Swoboda Mechatronics, another of the major companies in the automotive sector, also announced its expansion with a new plant in the municipality of San Juan del Río with an investment of 600 million pesos.
Others such as the American Equinix announced in May the investment of 54 million dollars in the expansion of 14,500 square meters of its MX2 data center that seeks to create the first hyperscale data center in the Americas and position the entity as reference for this type of business in data centers, due to the advantages of climate and infrastructure that the city offers.

In October, SIG also announced its arrival in Querétaro with the construction of a new industrial warehouse where it will invest around 40 million euros during the 2021-2023 period, with a view to covering the latest generation production capacity for printing, cutting and the finishing of cartons.
We could cite many more expansions such as KTSN, a kinematics and injection molding technology company, which manufactures multiple elements for the automotive industry and which selected the Aerotech Industrial Park to start operations in 2023.
Other cases such as the expansion of SPL Draxton in San Luis Potosí announced in July 2021 by Grupo Industrial Saltillo with an estimated investment of 30 million dollars are derived from the stricter rules of origin rules for the automotive sector that have managed to be promoted by T-Mech.
Private initiatives will continue to promote this important Mexican region that aims to recover its growth potential achieved in previous years, where manufacturing and specifically the expansions of companies already established in the region will be an important trigger for demand during the 2022-2023 period.
