
At the end of January 2025, the Saltillo industrial market registered a vacancy rate of 0.5%, equivalent to 30 thousand square meters available for lease. This figure positions Saltillo as the market with the lowest vacancy rate nationwide.

Given the low availability and high demand, various developers, such as Davisa, Salva and Vynmsa, started speculative projects in January 2025. These new constructions project an increase in the industrial supply of the market, once completed.
During the first month of 2025, the construction of approximately 90 thousand square meters of industrial space began. Of this total, 64% corresponds to speculative projects, while the rest is intended for custom-built warehouses for companies that are established in the city.
Currently, 450 thousand square meters are under construction in Saltillo, of which more than 112 thousand are intended for speculative projects. Developers such as Davisa, Grupo Amistad, Vynmsa, Salva, Grupo Mencorsa, among others, continue to bet on this type of development in the city.

It is expected that in the coming months the constructions in process will be completed, incorporating them into the inventory. This would increase the supply with immediate availability and would influence prices, since these projects have prices higher than the current average of the industrial market in Saltillo.
