At the end of the second quarter of 2023, Querétaro managed to register a net industrial demand of 215,000 square meters, ranking third nationally, after Monterrey and Mexico City.
Gross demand closes the quarter with 108,000 square meters and has been concentrated in warehouses with an average size of between 5 and 10,000 square meters, with a couple of 20,000-square-meter options that materialized during the first quarter. These types of warehouses were occupied by tenants from the light manufacturing and logistics sectors that will complement supplier chains in various lines that are installed in the entity.

The entity's Secretariat for Sustainable Development confirmed that to date it has completed 28 investment projects for an amount that exceeds 15.4 million pesos. A little more than 45% involved the expansion of operations of companies already located in Querétaro, which led to the consolidation of various lines of business such as: aeronautics, automotive, electronics, metal-mechanics, plastics, and manufacturing in general.
Expanding production capacities is the key element of competitiveness that will allow these companies to cover new markets and guarantee compliance with the delivery and development of suppliers that their industries demand.
Sustained market demand has generated a decrease in vacant space, this being 20% less compared to the second quarter of 2022, so there has been a response from the main institutional and local developers to boost the supply of industrial spaces with the development of new projects which concentrate 380 thousand square meters of buildings under construction.
As of today, there are a total of 24 active constructions in the market, located mainly in the Airport and Mexico-Querétaro corridors. During 2Q 2023, the construction of 158 thousand square meters began, of which 60% is available for lease.

Currently, Queretaro has a vacancy rate of 2.5%, which, although it has been decreasing, still allows it to deal with specific searches for spaces ranging from 500 square meters to 36 thousand square meters.
The potential growth of investments towards the entity involves guaranteeing the supply of both electricity and the supply and disposal of sewage.
The National Center for Energy Control stressed the need for the state to increase its energy transfer, which is why it plans to expand its energy capacity with the construction of energy substations and 144 kilometers of high-voltage lines that it will carry out with the contracting of public debt for one thousand 300 million pesos.
