Saltillo has been characterized as a highly attractive market for investment by companies in the automotive sector, thanks to its wide territorial offer and optimal infrastructure for first-class tenants. In particular, the Saltillo submarket, specifically in the Derramadero area, has generated notable interest among companies seeking to establish themselves in this northern market.

In the first seven months of 2024, the Saltillo submarket registered an industrial demand that exceeds 90 thousand square meters. Of this figure, 85% of the leased area corresponds to industrial warehouses in the Build To Suit category, while the rest belongs to speculative projects.

The Alianza industrial park has an important share within this submarket, attracting significant investments not only within the park, but in the market in general. The arrival of companies such as Yokohama, which allocated more than 35 thousand square meters to its plant, increases the attraction of future investments in the city.

Industrial developers such as Grupo Mencorsa have two class A speculative projects under construction within the Saltillo submarket, which add up to more than 20 thousand square meters available for lease, thus increasing the offer for tenants seeking to establish their operations.

With an industrial offer both in buildings and land, Saltillo is expected to continue registering positive figures in attracting investments and starting speculative projects.
