Monterrey continues to lead the way in boosting both gross industrial demand and construction activity nationwide. So far this year, this market in northern Mexico has already accumulated 762,000 square meters of gross demand, a figure that represents a quarter of the industrial real estate demand in the Mexican territory.

Currently, Monterrey has a vacancy of 1% that has decreased by one and a half percentage points in the last year, as a result of the pressure generated by demand in the industrial goods market.

Only in the second quarter of 2023, some thirty warehouses began construction, exceeding 420,000 square meters of new industrial developments, while another 248,000 square meters completed construction and is added to the inventory, although part of these projects when they enter the market are occupied. they do not contribute to increasing availability.

Another trend that continues in the first half of 2023 is the diversification of sectors that either seek to expand or start production for the first time and that include the automotive, metal-mechanic, electronics, furniture, and manufacturing and logistics sectors, in general.

The automotive sector is of special importance since a large part of the multiple investments that are installed is focusing on electromobility, generating networks of specialized suppliers, mainly the axis that connects Saltillo with Monterrey.
