Coworking is a form of collaborative work in which professionals from different sectors share the same physical space, which covers the basic needs of an office and also creates multidisciplinary communities and fosters valuable interpersonal relationships for the employee and the company.
This move has achieved such success that, according to Research and Markets' “Global Co-working Space Market Report 2021”, it became an industry valued at more than $ 8 billion globally.
This work model has been transformed from its genesis to adapt to the current demands of companies seeking greater performance, not only in office spaces, but also in their industrial production areas.
The Infrastructure and Real Estate Trust (Fibra) Upsite, who since their entry into the Mexican Stock Exchange (BMV), have among their projects the development of industrial coworking spaces, being one of the few that have ventured into the sector.
In an interview for Inmobiliare, Rodolfo Balmaceda, general director of Fibra Upsite, expressed that under the business model of "shared economy", they seek to offer, particularly to Small and Medium Enterprises (Pymes) the opportunity to participate in collaborative environments.
Which can generate synergies by sharing the cost of services and innovative machinery, exchanging information and knowledge, having access to technology transfer and the use of patents, among other benefits.

“With this product, we intend for companies to coexist in a modern industrial building with modern facilities, work areas and machinery.
As well as different types of services that improve the use of the capital of each one, reduce their operating costs, generate savings and therefore increase their productivity ”, he commented.
According to the expert, it is possible to build a building of 15 thousand square meters, for example, in which up to 15 or 20 Pymes work with partial or complete production processes.
In addition, they would have a subcontracted company in the logistics area within the development to carry out the delivery processes.
Given their nature, these spaces are well suited to clean processes. Such as companies that cut wood, metal or cardboard, as well as those dedicated to art and handicrafts that do not require a large area.
They are also ideal for the technology and software development, call centers or data rooms sectors.
Likewise, the general director of Fibra Upsite highlighted that Pymes are going through various difficulties to integrate into the global value chain.
One of the most recurrent is low access to certifications that guarantee that a product, service, system, process or material meets specific requirements.

This potential to enter the market does not only include the possibility of exporting abroad. Even in Mexico, multinational companies in the automotive, electronics, pharmaceutical sectors, among others, carry out strict evaluations that, in the first instance, require first-rate infrastructure.
Other obstacles, such as access to financing sources, could be facilitated from industrial coworking, since it constitutes an area that, upon arrival, allows them to start operating instantly, which means a great advance in terms of competitiveness for a sector that supports to the economy of this country, said the director of Fibra.
By having the companies relationships with each other within an industrial collaborative workspace, the building would provide them with an important comparative advantage, in addition to creating production synergies, they will complement each other and enrich the work environment.
