The submarket that presented the largest number of square meters leased on this occasion was Valle Oriente with 3.7 thousand, which were concentrated mainly in the Torre Comercial América building, a building with a net rentable area of 31 thousand square meters that makes it one of the largest in the market.
In turn, the vacancies presented in Valle Oriente were almost zero compared to its leasing activity with only 84 square meters, so it is worth mentioning that its vacancy to date is 9.9%, a relatively low figure compared to the other submarkets.

For its part, Santa María obtained the highest number of transactions between rents and sales with 3.3 thousand square meters in which the Cumbres Business Center building stands out with the sale of spaces. Likewise, in the Centro submarket that continuously obtains considerable leases, the last available office in Torre Anáhuac was rented.
The dynamic growth that has been occurring in the main submarkets of the Monterrey office market has also been reflected in their prices in general, since since August 2023 it has had an upward trend, with the square meter being quoted at 18.2 dollars after its worst fall in March 2020 where offices were quoted 4 dollars below.
