Industrial construction in Monterrey continues unabated: 300,000 square meters will begin in January

Despite the uncertainty generated by Donald Trump's promise to increase tariffs to 25% on imports from Mexico and Canada, Monterrey continues to show strong momentum in industrial development. The city continues to register positive levels of new project starts, reflecting developers' confidence in the market.

In the first two months of 2025 alone, Monterrey registered 300,000 square meters of industrial space started, with 70% of the total being speculative warehouse developments. This reflects developers' confidence in meeting dynamic and positive market demand.

New players have entered the market, launching industrial parks. This is the case with RMSG, with the construction of its RMSG MTY park, and ProximityParks, with the development of ProximityParks San Pedro.

Monterrey's industrial market has a competitive advantage thanks to its ample land space in various submarkets. This has led to a diversification of construction starts, with new developments registered in submarkets such as Apodaca, Santa Catarina, Escobedo, Guadalupe, Pesquería, and Ciénega de Flores.
