The growth of the logistics industry and the reactivation of manufacturing are the main elements that are triggering the demand for industrial land in the state, causing even this real estate branch to have exceeded pre-pandemic levels.
Solili's Director of Market Research, Pablo López, explained that this recovery trend is marked by the demand for tailor-made industrial spaces, that is, they are projects that have materialized and are not speculative.
The Querétaro market closed 4Q 2021 with construction levels of around 253 thousand square meters, that is, it presents an increase of 74.5% compared to the 145 thousand square meters recorded in the first quarter of that year.
The reactivation of manufacturing is one of the components that also has an impact, since resuming production projects is causing established companies to expand their operations in the entity and therefore require more surface area.

“It has to do with all the custom-made projects, all those companies that decided to expand because they are mostly expansions (...) By expanding I mean those projects that we call custom-made, not necessarily the speculative projects ”, he explained.
The attraction of investment projects to the state is another element that influences the reactivation of industrial land, which in turn motivates the development of the logistics industry, the latter propitiated by the geographical location and mobility infrastructure.
"Because of the growth that logistics has had and that the market has matured towards attracting logistics companies given its location, infrastructure, clusters in the area that allow us to have the opportunity to host logistics companies," said the manager.
In the Querétaro market, especially in the metropolitan area, there has been an increase in the interest of logistics companies, a factor that also allowed the state to have a dynamic 2021, resuming levels of industrial demand higher than 2020 and even the pre-2020 level. pandemic.

Querétaro closed the fourth quarter of 2021 with a net demand of 142,000 square meters, an indicator that reflects that the market has evolved positively, even higher than the pre-pandemic figures.
“The recovery of the Querétaro market is due to a sustained growth in demand for companies in the logistics activity and the other that has to do with manufacturing,” he explained.
Meanwhile, the percentage of the market that is unemployed begins to show a downward trend, after Querétaro registered a vacancy of 7% in May 2021, maintaining, together with Guanajuato, one of the highest rates in the country, until closing the year with 5% vacancy.
The markets of Guadalajara, Mexicali, Saltillo and Querétaro reported the largest annual increases in inventories, between 7 and 10%.
