How are the office buildings that are built in Mexico City?

At the end of June 2021 in Mexico City, four submarkets concentrate almost 90% of the office buildings that are built in total; they group 927 thousand square meters in 48 projects, with particular characteristics depending on their location.

In Polanco there are 17 developments of which 12 are class A. This submarket is home to the largest amount of net profitable area (ANR), which started construction in months after the pandemic.

Polanco District with 13 levels offers the largest floor area with 4,200 square meters, which is marketed from half a floor to over 60 thousand square meters of NRA.

6 projects individually exceed 15 thousand square meters of NRA, with standard plants ranging from 1,400 to 2,300 thousand square meters and are marketed from 353 square meters. This group includes the Park Hyatt development, which is the tallest building to be built in Polanco with 29 levels of offices.

The buildings with NRA less than 7 thousand square meters stand out in the submarket, with standard floors of 200 to 900 square meters; conceived as very exclusive offices within an area with a sophisticated residential and commercial offer, mainly located on Masaryk, Homero and Horacio avenues.

Another detail of interest is that 7 of the projects being built are still in the initial marketing phase, which suggests that they are still validating the output product and its conditions for marketing it.

The Insurgentes submarket has a high concentration of buildings, 19 in total with 244 thousand square meters of offices and where the highest availability for rent is located with 87.5%.

Most of the projects exceed 10,000 square meters of NRA with averages of height between 15 and 30 floors, which is due to the high-density configuration exhibited by this submarket. The standard plants range from 642 to 1,900 square meters, this last figure belongs to Espacio Condesa, which is the largest project under construction in the area, with 40,700 square meters.

The Reforma submarket has the largest developments and is the area where the capital's government recently announced advantages to promote construction. Reforma 432 and Reforma Colón contemplate 85 and 60 thousand square meters, respectively, with height profiles that exceed 50 floors.

Santa Fe currently has 4 buildings in various construction phases with ANR from 17,000 to 53,800 square meters, for a total of 116,800 square meters. As a main characteristic there is more uniformity in the developments, with 15 to 22 levels of height and typical plants between 976 to 3,200 square meters.

In general, the buildings that were already being executed prior to March 2020 have continued, initially slowly due to the paralysis of activities between March and June 2020; this forced a restructuring of financial and operational planning, which resulted in a slowdown in the pace of construction. There were also situations such as the extension of deadlines for delivery and therefore the construction figure has increased to exceed one million square meters in the capital.

The corporate market still with the large oversupply shows signs of activity, proof of this are various projects that were in the planning phase prior to the pandemic, began construction during 2020 and the first half of 2021. The most representative are Work Bosques with 34,200 square meters and Park Hyatt with 19,000 square meters. Others on a smaller scale that also started works are Work Lab Condesa and Rosseau 3.

Probably in the future, the hybrid corporate work model will force developers to conceive different spaces that meet the health and well-being expectations of their occupants, while the technological endowment supports the freedom to choose where and how to work.

This aims to leave behind the closed environment and bet on free environments themed according to business need; flexible spaces where exclusive use areas will be readapted and others will be conducive to creativity and maintaining comfort.
