Monterrey stands as the market that has managed to concentrate the largest amount of industrial supply based on the existence of qualified labor together with the presence of infrastructure and the excellent connectivity it has.
At the end of 2022, Monterrey managed to lead the national demand with more than 1.8 million square meters of industrial warehouse closures, exceeding by 35% what was registered during 2021.
This strong pressure on demand caused construction to grow at a faster rate than that observed in previous months, while vacancy followed a strong downward adjustment and rental prices substituted stability for an increase that reached almost 30% in the year. last year.

At the end of January 2023, nearly 70 industrial warehouses are under construction with a total area of more than 1,500,000 square meters, although only 15% of these areas would be available if a tenant seeks to rent an industrial warehouse in Monterrey.
If we focus on the construction projects that began during the month of January 2023, the industrial warehouses have areas ranging from 6,000 to 47,000 square meters, this last warehouse located on the Santa Catarina submarket.
67% of this new construction corresponds to speculative projects in a highly competitive market that produces excellent quality real estate products that satisfy the current demand for production relocation processes that land on Mexican soil.

As reported by local and national media, there are various investments that arrive in Monterrey, such as the one announced by Unilever of 400 million dollars (mdd) over the next three years, where it would be starting operations by 2024.

American Woodmark also started the construction of a new 25.6 thousand square meter industrial warehouse in Ciénega de Flores where it will invest 45 million dollars, where cabinets, kitchens and doors will be manufactured.
