Industrial construction at the national level already exceeds 5.18 million square meters at the end of the second quarter of 2022, and a quarter of these warehouses that are advancing in various construction phases are located in the northern border markets.
Among these markets, Ciudad Juárez is the one with the largest number of new industrial buildings in process with just over 434 thousand square meters.
Nearly 70% of these projects are located on the southern corridor and the remaining percentage on the southeast corridor, and both border on the east with the United States.

Of the constructions in 2Q 2022, only 18% corresponds to custom-built projects, so the vast majority are concentrated in speculative projects where developers such as Intermex, IGS, Fibra Nova, Prologis, Fibra Upsite and Vesta mobilize their expertise and resources to be prepared for the important peak in demand that has been generated since 2020.
The most representative size of the constructions is located between 10 to 20 thousand square meters and almost half of the ships in process are concentrated there. The maximum size of the warehouse that is built reaches almost 70 thousand square meters and corresponds to a custom-made project, located on the southern corridor of this border market.
We know that Ciudad Juárez has been characterized in the recent past for being a large maquiladora center for companies with headquarters in the United States and that, due to cost issues, had parts of their production processes located in both Asia and Mexico.
Currently the balance is tilted more towards Mexico than Asia and we have seen recent headlines where it is pointed out that the US maquiladoras that were in Asia have invested close to 11 billion dollars in Mexico, according to Luis Manuel Hernández, President of Index.

The Index spokesman indicated that 70 percent of the money invested by US corporations in Mexico is for expansion of their factories and plants, while the remaining 30 percent would be directed to new investments.
The nearshoring and the advantages that the T-MEC creates on the commercial operation between Mexico, the United States and Canada have favored that the gross demand in Ciudad Juárez already reaches almost 320 thousand square meters in the eight months that have elapsed in 2022, this being the main trigger of the speculative construction that advances in the market.
In the rest of the year, it is expected that the trend on the part of American companies to place their value chain closer to our country will continue. According to statements by the president of the National Council of the Maquiladora and Export Manufacturing Industry, the expansion of operations, factories and plants will be used to produce household products, appliances, electronics, among others.
