After the end of the second quarter of the year, the constructions that advanced in the shoal represented 22% of the industrial buildings that were built at the national level. That same percentage is accumulated by the gross demand of the four markets of the lowlands that Solili monitors, among which are Guanajuato, Querétaro, San Luis Potosí y Aguascalientes.
Guanajuato and Querétaro have been the markets where gross absorption takes the lead with 228 and 109 thousand square meters, respectively. While in Guanajuato the manufacturing industry, electrical and electronic components and the automotive industry lead the gross demand in 2Q 2022, in Querétaro the datacenter, manufacturing, aeronautical and automotive sectors take the lead with the largest share.
When analyzing in detail the composition of the demand for the lowland in periods prior to the pandemic, we had detected that speculative demand had been advancing in the region, which prompted developers to generate inventories to meet these requirements.

Then, as a result of the pandemic, the growth observed in industrial demand leaned preferably towards custom-made projects, as is the case of the large stores that were registered in Querétaro and Guanajuato, mainly.
Hence, the strong impulse of constructions that culminated in the Bajío and that make up the main industrial portfolios in the region still maintain important levels of vacancy, which even with the downward adjustment that they have registered represent the highest percentages at the national level. .
It is a fact that one of the elements exhibited by the mature institutional markets is the wide speculative offer that the lowlands currently have and that must be reviewed from the perspective of the needs that the demand could be requiring.
The demand for medium and small manufacturing of supplies and products and logistics operations may require spaces with different needs in terms of sizes, heights and other facilities than those that currently make up some vacant portfolios.

At this point we are referring to the fact that all the new operations and expansions that have been incorporated during the last year are going to require supplies, inputs as well as storage and logistics to run the network of productive operations that are starting up in the region.
The Bajío is constituted as the industrial heart of Mexico and maintains important attributes of connectivity and location that allows inputs from Mexico City to flow converted into finished products towards the border with the United States, after completing their production processes.
