The Chihuahua market almost reaches 2 million 500 thousand square meters of industrial inventory and together with the Ciudad Juárez border make up the main industrial poles of the State of Chihuahua, which together exceed 9.2 million square meters of industrial buildings.
The Chihuahua market ended the last quarter of 2021 with a gross demand of just over 10,000 square meters to close the year with more than 40,000 square meters, an amount similar to that registered by Tecate.
The demand was concentrated in the southern corridor of the city and the average vacancy stood at 4.9% at the end of the year.
The available spaces range from 800 to 22 thousand square meters, where developers such as Finsa and Intermex stand out among others with options mostly concentrated in existing warehouses.

There is only one warehouse available in the construction stage of 17.3 thousand square meters located on the North corridor. This low level of construction is a sign that developers still do not see enough clarity in the immediate demand.
Recently, the Ministry of Foreign Affairs published The Prospective Atlas where the Metropolitan Area of Chihuahua was included among the five corridors, highlighting the innovative approach of its markets and the low or null impact with the surrounding environment, making them attractive for the objectives of the global value chains.

This instrument will make it possible to implement strategies to attract investment in order to consolidate a sustainable industrialization that will reduce regional inequality gaps.
