
The phenomenon of relocations or nearshoring that emerged from the Covid-19 pandemic and China's trade war with the United States has allowed Mexico to consolidate itself as an attractive destination for business operations.
In an interview for Econohábitat, Sergio Argüelles, president of the Mexican Association of Private Industrial Parks (AMPIP), reported that the development of 50 new industrial projects is planned, for construction between 2023 and 2024, which represent an investment of 1.9 billion dollars.

Sergio Argüelles indicated that as developers of industrial parks, they see enormous activity, which is reflected in the dynamism of the market. We went from having 2,500 tenants (transnational companies) in 2019 to 3,800 in 2022 and we have 400 more on the prospect list .
The generation of jobs has exploded because Mexico is a proven market, with capacity, quality and productivity, with extraordinary labor. In 2022 we will register 3 million workers related to the plants, by 2024 there will be 2 million more.
With the projects on the horizon, it is expected to add 2.5 million square meters of industrial use space in 2024, with the energy part being the main challenge facing the construction of parks, which will require an additional 2.3 gigawatts of electrical energy.
The AMPIP has worked closely with the Federal Electricity Commission (CFE) and the Ministry of Energy. They have told us that they have enough generation, but what complicates things is the lack of infrastructure for connectivity. For this we have coordinated among developers, in order to install the necessary network in areas such as Querétaro, Baja California, Aguascalientes and Nuevo León.
This has been attempted to be resolved, while the Federal Government prepares its budgets and the investment required by the demand. It is also important to understand that companies have clean energy demands, something that has been part of the talks with the authorities.

Water supply is also another looming challenge, although security is the area of greatest concern. There are states that have made progress in the matter and AMPIP is very close to the municipal, state and federal governments so that investment is not affected by the insecurity experienced in certain states.
Another factor to consider is the change of government in 2024 that could impact processes or procedures for the development of new projects, but AMPIP plans to collaborate with the municipalities so that this does not happen.
