East Zone of CDMX with greater industrial potential

There are two areas in Mexico City that are very favorable for locating warehouses: Vallejo and Iztapalapa. The latter has a high population density and a very fragmented parcel structure, one of the main landmarks being the supply center where goods from all over the country are moved to the capital, said the Solili platform.

Solili highlights that one of the important characteristics of the growth of this area is its proximity to colonies with high purchasing power, such as the center-south and south of the city; furthermore, its proximity to the Benito Juárez municipality makes one of the most important and dynamic office submarkets in the city easily accessible around Insurgentes Avenue.

Another factor that triggers the industry in this area is the housing factor around the industrial buildings. Justino Moreno, Chief Data Officer of Tinsa México, announced that the Iztapalapa mayor's office was placed as the demarcation that earned the most capital gains in housing until the first quarter of 2021, registering a general increase in property values of the order of 19.9 per hundred.

The Institute for Industrial Development and Economic Growth (IDIC), pointed out in 2020 the potential that Iztapalapa would have to be a pole of the technology industry, since it has an optimal base of population, schools and companies.

Within the industrial submarkets of this area, we find Finsa Iztapalapa, which became the first development in Mexico that fulfilled the recognitions of "green industrial park" and "sustainable industrial park", reasons that made it an attraction for private investment.

Solili monitors 59 properties in the Iztapalapa submarket that add up to a net profitable area of 423 thousand square meters with availability of 3.2%, a figure lower than the capital average which is located at 4.8%. The size of the ships available in the area ranges from 1.5 thousand to 5.3 thousand square meters.
