In the lower part of the Xentric District there will be a business class shopping center that will house restaurants and services that will use the same offices. Wolstrat, the developer, seeks to make Xentric District a destination point, in the Juriquilla area, a reference for those who travel from Mexico City, and seek to expand in this important Bajío state.
“On the office side, they are AA type and will be focused on business people with medium to large companies; companies that cannot work from home because they already have clients and prestige ”, says Juan Carlos Alfonso, general manager and managing partner
For the shared use of the businesses, it will have a premium cafeteria, reading area, meeting space, creative place, games or rest area and an auditorium for 50 people, as well as a stationery and copying center, similar to those of Google.
It also reveals that, for investors, they will have a guarantee of return on their investment during the first year, with Wolstrat being the first developer to offer this type of commitment.
“It is a novel product and one that has given good results. We have the idea of "guaranteeing the income for one year to the investor who does not acquire an office for their personal use", as of when we open and adapt the offices, "he assures.

It will also have executive residences, of around 45 to 60 square meters, with two bedrooms, a kitchen and a living room in the middle, with access to a New York-type concierge, with the ability to get tickets, flights, car rental, reservation of tourist experiences or trips.
The residences also have security; laundry; breakfast room and lobby bar for residents to coexist, showers for newly arrived travelers and luggage storage.
For the manager of Wolstrat they are departments where a person can really live. “There is also the possibility of renting a room as a hotel room. It is a combination of residence and hotel, unique in Querétaro. We are talking with some companies to reach an agreement and
have their brand represent residences ”.
Prices will be around 2.5 and 3 million pesos, depending on whether it is one or two bedrooms. "It is a more than reasonable price and we believe that with a moderately good occupancy close to 80% we can deliver returns of between 9 and 11 percent," says Juan Carlos.
Xentric District will offer a shopping plaza, highlighting the supermarket delivery service to the room. It will have a gym equipped with a discount for residents, a premium cafeteria, restaurants, convenience stores and the Migo Foodz supermarket chain, owned by Wolstrat.

This will have a warehouse space of 9 m2 to rent to the inhabitants.
Despite the fact that Querétaro is the state in which Wolstrat has found unparalleled growth, today it is looking for new projects in Guadalajara, Mérida and San Miguel, as well as in Houston, Texas.
