During 1Q 2021, despite the pandemic and that the international bridges for the passage to the United States remain closed, in Reynosa the demand turned out to be positive, which was almost 650 thousand square feet, this derived from the fact that some companies that have a presence in the market, such as: Hydro, Caterpillar, Ametek, Emerson, BBB Industries, among others, expanded their operations and continued to expand their presence in this border market.
It is important to note that 55% of the total demand was concentrated in the Airport-Pharr Bridge corridor and the rest in the Poniente corridor. The Airport-Pharr Bridge corridor is notable for its proximity to the Pharr International Bridge where the crossing takes place. of trucks with merchandise to the United States, allowing the logistics of the companies that are located in this corridor and seeking greater performance in their transfer to the neighboring country.
This is in addition to the advantages provided by the Agreement between Mexico, the United States and Canada, which places Reynosa as an important market for the arrival of new companies and those already mentioned, expansion of operations.
Regarding construction, at the end of March 2021, Reynosa left a total of 263 thousand 698 square feet in warehouses made to measure for already established companies.
In this market, there are companies that are expanding and speculative construction reaches 161 thousand 993 square feet.
One of the factors that make foreign investment in Mexico attractive compared to other countries is the labor force that turns out to be cheaper and, at the same time, highly qualified.
Taking this into account, Reynosa turns out to be one of the interesting border markets for investors, due to: its proximity to the United States, very competitive supply and prices of labor, and solid industrial real estate infrastructure.
