Tijuana and CDMX lead in higher industrial rental prices in Mexico

At the end of 2021, the markets with the highest industrial demand were Monterrey, Ciudad de México, Tijuana, Ciudad Juárez y Saltillo. Due to this, a strong industrial activity was created, which generated a high rate of competitiveness.

In that sense, CDMX and Tijuana presented the highest average prices in the market, with 6.04 dollars per square meter per month.

However, this price is the average result of the transactions that are generated in a given period in this city.

Therefore, there are brokers that as of February 2022 register higher or lower prices.

Examples of this are Ixtapaluca and Huehuetoca, in CDMX, with 3.92 and 3.95 dollars per m2 per month. While Vallejo appears with the highest price in the area with 9.01 dollars/m2/monthly.

On the other hand, the Bajío cities with the highest unit price are San Luis Potosí and Guanajuato with 4.11 and 4.09 dollars/m2/monthly, respectively.

Despite this, Querétaro and Aguascalientes have the lowest prices with 3.95 and 3.86 dollars per m2 per month.

For their part, northern cities such as Reynosa and Ciudad Juárez have average rental prices of 3.62 and 4.21 dollars/m2/monthly. While Mexicali averages slightly higher with 4.76 dollars.

Finally, Solili recorded that in Guadalajara rental prices increased by 3.8% during 2022, due to which in February it closed with 5.07 dollars/m2/monthly.

In Tijuana, the average price is 6.04 dollars per m2 per month due to the city's zero vacancy rate. As a result, prices have skyrocketed 21% in the last year.

Another important factor in the increase in rental costs is the number of transactions. For Guadalajara, the Class A ships offer an excellent price-value ratio, due to the design of high-tech specifications and management of environmental policies.

These factors are important for companies, since, during the installation or expansion, the best price-value ratio will be sought. In addition, an attempt will be made to find spaces that meet the needs and legal permits that improve the performance of their activities.
