Tijuana is experiencing significant vertical growth, with 90,000 square meters of office space under construction as of the end of the first quarter of 2025. This figure represents a 50% increase compared to the same period in 2024, positioning the city among the most dynamic markets in the office sector.

The Agua Caliente and Zona Río submarkets are leading the market expansion, concentrating 93% of the ongoing construction projects. Agua Caliente, in particular, stands out with the development of two major projects that began in 2024, totaling 26,000 square meters.

The Agua Caliente corporate submarket is recognized for its strategic value and connectivity and is emerging as a new high-end office zone in the border city. It is home to two new office developments currently in the early stages: Torre Eugenia and T10, which will feature 14,000 and 11,000 square meters of space, respectively.

The Vía Rápida submarket accounts for the lowest volume of construction in the market, with just 7% of the total. However, it currently has the highest vacancy rate in the market.
