Mixed uses for the construction of real estate projects have become an area of opportunity for local and national investors in Tijuana, where there are currently corporations that have various concepts that range from commercial to medical.

Marco Antonio Tena, Director of Projects and Real Estate Development of Cosmopolitan Group, indicated that Tijuana offers opportunities for vertical construction, mainly related to mixed uses.

He commented that they are a family business that since 2013 turned towards vertical real estate development focused on offices and corporate spaces, to later move on to residential, hotel and today the health tourism sector.

“Throughout these years we have consolidated around 16 projects in Tijuana, the most recent is a project dedicated to medical tourism: Cosmopolitan Health District, which is working together with Hospitales Puerta de Hierro, a highly prestigious medical group in Guadalajara. and in other states of the republic”, he highlighted.

The manager pointed out that after the pandemic, the demand for quality spaces by doctors increased, especially those that offered complementary services within reach, which is what usually occurs in mixed-use developments.

“That is why we reconsidered in 2020 and we found the Cosmopolitan Health District, which in Tijuana will have around 80 beds and space to expand; a hotel with 110 rooms and 150 consulting rooms. It will be a health ecosystem in more than 60 thousand square meters of construction, in the heart of Zona Río”, he said.

Marco Antonio Tena stated that this type of mixed-use real estate development is very attractive to patients, who seek quality spaces that are also very safe.

Lastly, he mentioned that Cosmopolitan Group has significant investments in Tijuana, where it also seeks to work hand in hand with other sectors on issues of hydraulic, sanitary, and mobility services, among others.
