Tijuana leads new the start of new office project in Q4 2024

In 2024, the city of Tijuana demonstrated significant dynamism in the corporate sector, emerging as the fourth-largest market in office construction volume, with a total of 86,000 square meters under development across nine buildings.

Tijuana led the initiation of new projects during Q4 2024, accounting for 61% of office space under construction nationwide. This represents 25,000 square meters distributed across two large buildings, reaffirming investors’ confidence in the city’s potential to attract businesses and solidify its economic growth.

Office development in Tijuana is concentrated in the Zona Río submarket, with 40,000 square meters under construction, confirming its role as the corporate and commercial hub of the city.

It is followed by the Agua Caliente submarket, with 39,000 square meters under development, standing out for its strategic location and existing infrastructure, which make it attractive for new projects.

Tijuana's corporate construction projects primarily consist of Class A developments, covering 77,000 square meters of net rentable area, reflecting a preference for high-quality spaces with advanced technology.
