The Director of Colliers Bajío, Andrés Lomelin indicates that in the Bajio region a certain caution is still perceived in the retail and industrial market. Redesign of retail spaces has been observed, with a view to meeting the needs of users.
Various commercial brands already offered drive thru or click and collect services, and due to the demand they found it necessary to increase these areas.
Many companies had to outsource the service and from there some platforms arose, which in the end increased prices for the consumer, said Javier González, Retail Director of Colliers Querétaro.
This trend is here to stay, as it will increase the convergence between traditional shopping, technology and e-commerce. A situation that has also benefited spaces that were not previously marketed, such as parking lots.
Currently, parking lots, basements or other spaces are being rented for Last Mile centers or for what we know as Dark Kitchens to provide a service at a lower cost, spaces that were previously very difficult to place.
Colliers has detected opportunities to serve new product delivery and collection services in these types of spaces, and for this reason they have attracted new trends related to last-mile services, dark kitchens, among others.

One of the main advantages of the Bajío is its proximity to Mexico City, which is why numerous companies have decided to settle in Querétaro.
In the case of markets such as Guanajuato, a little further from the Mexican capital, larger Hubs have begun to be developed to receive and supply products to suppliers.
At Colliers, they consider that the entry into force of the T-MEC and the trade war that occurred between China and the United States, encouraged the arrival of foreign investment, however, these companies have faced problems entering Mexico due to numerous procedures.
In the case of Guadalajara Colliers considers that the market remained stable in terms of prices and availability rates, since, in general, the entity has shown a favorable performance in terms of absorption.
During 2020 there was a delay in the execution of projects of companies that were not yet installed in the city. However, this was offset by the expansion of established companies and the increase in logistics and distribution operations.
“The development of increasingly large Cedis for e-commerce were what compensated for this decrease in productive manufacturing projects. In fact, counting 2020 and the first two quarters of 2021, the logistics and distribution operations carried out have already exceeded the results obtained in 2020 ”.
Regarding the corridors that showed the highest levels of demand, El Salto stands out, which has registered the highest absorption in recent quarters, also favored by its proximity to the Guadalajara Airport. As well as Zapopan Norte, a corridor that registered a significant absorption of square meters.

Also in Guadalajara they have observed several examples of companies that use shopping center parking lots as a sales floor due to the increase in online sales.
