The Monterrey office vacancy rate has reported a significant decline in the last three years, since October 2021, the indicator has shown a decrease of 8.3 percentage units, reaching 13.83% at the end of October 2024.
This percentage looks encouraging despite the challenges that have had to be overcome over the years and that directly impact vacancy, such as the buildings that were opened and that were increasing the offer, since there are more than 145 thousand square meters of offices.

In the submarkets with the highest demand for office space, as is the case of Valle Oriente, there is a vacancy rate of 9.96%, while the Centro submarket has 12.51% and Ricardo Margain-Gómez Morin 11.82%.
In the case of Santa María, the submarket that has added the most new offices to its inventory since October 2021 to date, registering a total of 69.5 thousand square meters with important buildings such as BH Lifework, Balzac - Torre A, Torre Hélice among others, it still has the challenge of stabilizing its supply and demand since its vacancy rate closed at 22.16%.
