Sustainability the way forward for the real estate market

Real estate projects will have to face the latent dangers that arise from environmental deterioration and global warming.

The path is through a culture of eco-sustainability, complying with the highest standards in terms of environmental care and adopting green technologies.

The Executive Director of Projects and Developments of JLL Mexico, Arturo Bañuelos points out that the real estate and real estate sector is in which more greenhouse gases are emitted, so it is essential to apply measures that promote changing these practices towards eco sustainability .

He recalled that this sector emits more than 40% of greenhouse gases in the world, so the actions that are managed from this sector will largely determine the direction that this issue will take in the coming years, said the specialist. 

Bañuelos affirmed that "there is a crucial moment in which it is essential to know how to transmit to clients and investors the value of generating energy efficient projects and constructions".

The range of national and international sustainability certifications is wide, such as LEED, WELL and PCES.

In Mexico, in recent years most of the large new corporate buildings have certifications of this type, since the companies that come to lease them request international parameters, including LEED or similar certifications.

A recent example is Oracle Mexico Development Center, which received the highest LEED Platinum certification granted by the agency in July 2020.

In this project, which consists of the construction of corporate offices and sports facilities on a plot of 70 thousand m2, located in Zapopan, Jalisco, the highest quality practices have been implemented in the design, construction and operation of the facilities.

Certifications also participate in the industrial parks, as is the case of the Ikano industrial plant, a company that established its facilities in the Saltillo Industrial Park, in Ramos Arizpe, Coahuila (LEED Gold certification in process).
