The rental price of new industrial projects in Saltillo increases

In the month of February 2024, the rental price of available speculative warehouse constructions reached $6.00 dollars per square meter per month, being 17% above the current average price of Saltillo.

It is expected that when these constructions are incorporated into the market, they will impact an increase in the average rental prices of the Saltillo industrial market, which at the end of February 2024 will reach $5.10 dollars per square meter per month.

Currently, the average rental price in Saltillo is considerably lower than that registered in Monterrey, especially when comparing warehouses that have a similar construction quality, the main difference being the price of industrial land. Under these perspectives, Saltillo's industrial market could experience notable growth during 2024, driven mainly by companies in the automotive sector, which would benefit from the proximity to the royal city.

After the closing of February 2024, the average rental price in Saltillo increased by 8.50% compared to the same period in 2023. Despite this increase, prices are still lower than those registered in the neighboring city, Monterrey.

The rental prices of the Saltillo industrial market have remained competitive in recent years, since being a market that has a privileged location, high quality infrastructure, as well as having institutional developers that constantly initiate new projects, the market had not reported large increases in rental prices, which has maintained it as an attractive destination for companies seeking to establish themselves in the region.
