The construction of industrial buildings continues to increase

According to an analysis of the real estate information platform, Solili, during the months of June and August 2021, there was a rebound in the construction of industrial buildings with just over 730 thousand new square meters in properties of this type.

This amount represents 60% of what was reported at the national level at the end of the second quarter of the year.

In this sense, Solili pointed out that Tijuana, Mexicali and Saltillo top the list of the regions with the greatest increase in the construction of industrial buildings with 177 thousand, 103 thousand and 95 thousand square meters, respectively.

Likewise, the analysis shows that the border cities, among which are Tijuana, Ciudad Juárez, Mexicali and Reynosa, are the ones that lead the industrial construction activity at the national level, since they concentrate 53% of the market.

The platform indicated that in the rest of the cities in the north of the country such as Monterrey, Saltillo, Tecate and Chihuahua they concentrate 22.5% of the national total. He added that, together, Saltillo and Monterrey report just over 165 thousand square meters of new buildings that started between July and August 2021.

For its part, 23 buildings are being developed in Tijuana that are distributed throughout this market where speculative and tailor-made projects are deployed; While in the industrial market of the Bajío, it stands out that during July and August 2021 Querétaro registered 85 thousand square meters of new warehouses that began construction.

At the same time, the platform's analysis highlights that speculative projects ranging from 3,000 to 30,000 square meters are those with the highest demand. Along these lines, he stressed that the largest dimensions in the BTS are around 30,000 to 35,000 square meters and are located in the El Florido-Boulevard 2000 and Otay-Alamar submercados.

Finally, Solili argued that a differentiating element throughout 2021 in several industrial markets are the modern specifications of height, size, platforms, plants and distributions that accompany the demands, both from the manufacturing and logistics sectors.
