Querétaro's industrial market is characterized by high demand driven by manufacturing companies, highlighting the aerospace, automotive and logistics segments. At the same time, the telecommunications segment aims to reinforce the presence of foreign investment, generating significant diversification in this important city in the Bajío.
In the period April-June 2021, the gross demand of the industrial market of Querétaro had a positive behavior registering a figure above 120 thousand square meters.
A total of 14 operations, mainly custom-made projects (BTS) were carried out during the April-June 2021 period, of which the majority correspond to technology and manufacturing companies. The Airport submarket concentrated 86% of the square meters destined to developments classified as BTS.

For its part, net demand was located in positive territory, registering just over 20 thousand square meters, which meant an increase signaling a recovery after three consecutive quarters with a negative trend. These results indicate an improvement after the uncertainty generated by the arrival of the coronavirus and the growth brake that was observed before the pandemic.
Regarding construction, Querétaro had a rebound in 2Q 2021, adding almost 171 thousand square meters of class A construction. This figure increased by about 50 thousand square meters to that reported in the first quarter of the year and this boost corresponds mainly to projects made to order.
At the end of 2Q 2021, the industrial market of Querétaro had an increase in inventory of just over 40 thousand square meters, driven by the completion of the construction of a speculative industrial warehouse located in the Airport corridor.

The industrial market of Querétaro has an industrial offer varied in size and price. It has the capacity to satisfy the demand of companies looking for spaces from one thousand square meters to large areas of 25 thousand square meters.
Another element in favor of this market is the diversified offer of land with infrastructure to attract investment for the development of tailor-made projects.
It is expected that in the coming quarters with the arrival of foreign investment and the development of tailor-made projects, demand will continue to grow and will once again position itself as one of the markets with the highest growth in the Bajío and the country, overcoming the negative streak as a consequence of the pandemic.
